Just a PSA on Property Taxes from your friendly neighborhood Assessor:

As we move into the early part of the year, this is an important time for property owners to understand where we are in the property tax cycle and what actions you may want to take.

January -March: Value Finalization

  • Assessed and Taxable Values are being finalized for 2026. These values can affect your 2026 tax bill.

  • If you’ve been questioning your value or tax amount, now is the best time to contact your assessor

New Home Buyers & New Construction

  • Bought property in 2025- Taxable value will uncap to the assessed (market) value for 2026. This is a one-time increase after purchase.

  • Started or completed new construction is 2025- This will be added to your 2026 taxable value, the increase to your tax bill will be based on the market value of your project.

  • Understanding this now helps prevent surprises on your 2026 tax bill.

Assessment Change Notices

  • Mailed towards the end of February.

Includes:

  • New Assessed Value

  • New Taxable Value

  • Property Classification

  • Principle Residence Exemption Status

  • Transfer in Ownership

  • Approximate increase in taxes

  • Inflation Rate

  • Assessor Contact information

  • Instructions and dates for the March Board of Review

  • It is important to note that if you have not had any changes to your property, your taxable value should only increase by the inflation rate.

March Board of Review

  • This may be the only time you will be able to appeal your values.

  • If you have any questions about your property taxes this would be the time to ask.
